The problem

A rate sheet can't see Saturday coming.

Most hotels still price the next few months from a spreadsheet, a hunch and a quick look at the property next door. The cost does not show up as a line item. It shows up as nights sold too cheaply and nights left empty.

Manually updating rates across a calendar takes hours every week.

Hundreds of future nights, several room types, more than one channel. Something always slips, and it is usually the dates furthest out, where early bookers set the tone.

Local events and demand spikes get missed until it is too late.

By the time a sold-out weekend is obvious, most rooms have already gone at the ordinary rate. The spike was visible in booking pace days earlier.

Undifferentiated pricing leaves money on the table on your best nights.

One weekday rate and one weekend rate treat a quiet Sunday and a festival Saturday the same way. Your strongest nights end up subsidising your weakest.

How Bichanakya works

One loop, running every day.

Forecast, optimize, compare, sync. The same four steps a seasoned revenue manager follows, applied to every night on your calendar without waiting for Monday morning.

Step 01

Every future night gets a demand outlook.

Booking pace, seasonality, day-of-week behaviour, lead time and local events are read together to project how full each date is likely to be, and how firm that projection is.

What the AI actually does

Clear about what it does, and what it never will.

Pricing is your decision. Bichanakya brings the evidence, does the arithmetic and carries out the change inside boundaries you define.

It does

  • Forecasts demand per date using booking pace, seasonality and local event data
  • Suggests an optimized rate for each night, with the reasons behind it
  • Automatically applies rates within your limits, if you switch automation on
  • Tracks comparable competitor rates for context on every date
  • Logs every change, who or what made it, and why

It does not

  • Override your minimum or maximum rate rules, for any night, for any reason
  • Force full automation on you. Automation is opt-in and can be switched off at any time
  • Change rates on dates or room types you have locked
  • Hide its reasoning. Every suggestion shows the signals that produced it

The facts that matter

Built around three commitments.

Daily

Demand forecasting, updated continuously as new bookings, cancellations and signals arrive.

Bounded

Automation that only moves inside the floor and ceiling you set. You own the limits.

Multi-channel

Rate sync across the booking channels connected to your PMS or channel manager.

Transparent, not a black box

Every rate change leaves a receipt.

Automated or approved, each adjustment is logged with the night, the old and new rate, the signals behind it and where it was sent. Review it, export it, question it.

Questions owners ask first

Before you hand over the rate sheet.

More detail on the pricing page and in Data & Security.

Will it change my rates without asking?
Only if you turn automation on. Out of the box, Bichanakya suggests and you approve. When you do enable automation, you can limit it to certain dates, room types or lead times, and it still never goes outside your floor and ceiling.
What do I need to get started?
Your property details, your current rate structure and access to your PMS or channel manager so we can read bookings and push approved rates. The revenue audit walks through your setup with you.
How does it know about local events?
Event data for your area is one of the demand signals the forecast reads, alongside booking pace. When pace on a date moves faster than expected, that is treated as evidence even if no event is listed.
Can I see why a rate was suggested?
Yes. Each suggestion shows the forecast, the pace against the reference curve, the comparable set position and the limits that applied. Every applied change is kept in the adjustment log.
